1. Parties & scope
This summary describes the maintenance retainer service offered by AMV Group to landlords, letting agents, and property managers for properties in Milton Keynes and surrounding areas covered by agreement.
2. Monthly fee & plan tier
The client selects a plan tier (Basic, Standard, or Portfolio) with a fixed monthly fee within the published range. The fee covers included call-outs, minor works up to the plan value cap, and quarterly checks as specified in the schedule.

Quarterly routine property inspections with basic photo reporting
Coordination of attendance, tenant access where agreed, and completion notes

Major works exceeding the per-job value cap (typically £250 unless tier states otherwise)
Gas Safe, Part P electrical, and other regulated specialist work
Insurance claims support, tenant-caused damage remedials, and structural repairs
Gardening, pest control, cleaning, and decorating
24/7 out-of-hours emergencies (via the Emergency Retainer add-on)
6. Client responsibilities
Provide accurate property lists, access arrangements, and emergency contacts
Approve works above included limits before commencement
Maintain valid insurance and statutory compliance for the property
7. Term, payment & cancellation
Minimum initial term, payment date, and notice period for cancellation are set out in the signed agreement. Unused call-outs do not normally roll over unless agreed in writing.
8. Liability
Liability is limited as set out in the full contract. AMV Group carries appropriate insurance for its operations; certified works are completed by qualified subcontractors where required.
